Its been 3 years since i have paid them, 1 year since i have started legal action, 6 months from my last review, and 2 months since they last showed up in the court just before orders were passed to buy some extra time. Its been a long wait to get back my money, forget about the property. The biggest real estate fraudsters, do not trust these guys.Its a *** with initial bombastic decorations. This guy "Dr. Chennam Rangaswamy," is a dubious M****** *** He sells the same property to multiple people. You can just stop by his CMRS Courtyard property in Varthur and talk to people there. He will take your money and will not even bother to recevie your call when its time to give it back. The Dr degree would also be a fake one to lure people into buying a property with him. DO NOT PURCHASE ANY OF THE PROPERTIES FROM CMRS , THEY HAVE ONE NAME FOR BUSINESS AND CHECKS GO TO A DIFFERENT COMPANY"

This is the worst builder you can find in whole of Bangalore. The brokers who show you the property is just the first stage of liers and cheaters. The bigger ones are sitting in the main Office.

They sell the same property to different people and i bet you will not find it because its just in the agreement between you and him until the property is registered which wont be registered until its complete and by then he would have sold it to 2 or 3 people. Now do not think that you will do a background check , i had done that but did not find anything.

I ended up investing in the CMRS courtyard property in Varthur, whitefield. Gave them advance of 25 lakhs in 2016, now its 3 years already neither the house has been provided nor the money is back, nor does he even bother responding to calls.

They had sold my property and many other properties in the Varthur Courtyard to multiple persons and this provoked the State Bank of India and LIC Housing Finance ltd to cancel my loan process.

The Builder came back to me saying they will cancel my booking with some future date of paying me back.

Till date neither they have responded to my emails nor my calls.

Owners absconding

Please get your properties possession or refund or resolve any pending issues. If you can't do any of these file a police complain to prevent them from fleeing.

Owners are selling all their personal properties and are liquidating their assets - a sign of their plan to flee.

Any attempt from your end to reach the owners will be futile. They have almost closed their office, their are no staff just few personal people of the owner from his own village. They are winding down their operation not selling any flats/plots or anything anymore.

CEO Manish has already been thrown out so that owners can proceed with their plans of get whatever they can and leave.

I bought a flat in Mulberry mist c block two years back. It was supposed to be delivered around Feb 2017 (according to them that time), their dead is lines changed to July 2017,october 2017, Dec 2017.. Now next is March 2017..from.the way work is going(actually nothing happening) I can clearly see they are gonna miss this deadline too.. They are just company giving false promises and looting people money. Even the people working there have the same feel if you talk to them personally. Now we don't even get updates on anything related to project, seems there is no CRM also now. Everyone bought fat from them in Mulberry mist is regretting big time now. Don't go by the "good" reviews posted by "cmrs employees" themselves. Seems like they only have people to post such fake reviews but no people to take the work forward on these projects

Literally, I got nice property, very beautiful garden in front of my flat and children park with a very decent location , we can easily go with our car and we got free car parking in front of our flat. thank you Cmrs group.

i will say nice design and structure at very much affordable rates, as a customer , i will suggest you to improve your customer services for betterment of your company. by the way, I am very happy with that .

I booked one in 2016 and my emi got started from dec 2016. As per the documents, they were supoosed to be handed over by 2017dec. All the phone numbers are not reachable. Its 2018 feb and they donn even bother to inform the tentative date. Looks like 2019 end or 2020 would be when we get the apartment. I am thinking of taking legal course. Advise :dont fall for this project

For how long have you been telling this to customer - for last 5 years. You can imagine. Projects launched 4-5 yrs back. People paid 4-5 yrs back but till now there has been no development, no approvals and no registrations.

If you still want to buy this headache please go ahead. Now they have Palm hills. They started taking bookings from May 2016 onwards. 15-16 months over.

There's no development on the ground. Again, people paid money but no one has got anything yet. All approvals are not cleared and is not ready for registration yet. People who paid are stuck and they don't have money for refunds.

Don't go by the 5 start ratings. Those are their own staff posting fake reviews. They say they are ISO, ask them for certificate, you won't find any. You can go and check on ISO website.

There's nothing for CMRS. They have a cunning chairman and a joker CEO. He says he's Engineer and IIMB alumi.

Am a customer from the project CMRS court yard row houses in varthur me and my friends have purchased from this company cmrs group. the construction is being delayed due to no reasons we paid all the balance amount, but we see no progress in the project, we are personally and financially impacted our regular day to day personal and work life is ruined The chairmen rangaswamy and the ceo- manish of the company told us that large funding will be coming in jan 2017, but nothing as append so far, now some land owner as filed a partition suite OS No 221/2016 with Prl.

Senior Judge Bangalore City Court the Case on M/s CMRS Courtyard. Now we really don’t know what to do, this company is bankrupt. We spoke to manish- ceo his not even responding us, now they are absconding. And the marketing team until they take booking they will call you 24/7 once the booking is done they will call you for the balance payments once your registration done.

The person who sold the units is kicked out of the company by ceo manish , where you’ll search for him? If we ask the ceo about the commitment of possession and quality of the construction, this ceo tells it was marketing executive false commitment. So that we kicked him out. If we try and contact the person who sold us the units.

He tells us this? Sir. We dint know that the company is bankrupted and the directors and ceo playing games, they dint even paid me commission and salary they terminated me for no reasons. Done our hard-earned money is gone.

And their construction its third class they don’t use sand, they used dust which looks like cement, recycled steel dirty third graded solid blocks and they call concept vastu pyramid for a stack tower. WORST WORST BUILDER CMRS GROUP .

CMRS PROPERTIES is the worst builders in bangalore

Not only this project court yard, are all of their projects under litigation. this CMRS Group is a black list company, in varthur I have seen two of their property CMRS Mulberry mist also have some case pending from the land owner, some projects don't have OC CC, and one more property CMRS clover apartment is right in front of Graveyard, and it’s a B Katha property they expect A Katha price.

I also spoke to CMRS - CEO Manish. He is a big joker in cmrs! He doesn’t even know where company properties are located or information about their projects, this guy is not even fit for a security job.

Guys they are big criminals and looting customer’s money. Not even one of their projects are completed all under litigation.

Cases do not get resolved so soon. This is just beginning.

If you have invested in them, you too file a case. If you have not invested yet or have invested a small amount, thank your stars, thank your god and forget about CMRS.

I had very bad experience with CMRS...I'm the owner of one of its ventures called 12 Square. They built penthouses (5 penthouses for a 48 flat apartment) without having approvals and not even informing residents. Now they say Penthouses also have undivided share... so they should get parking slots When there is no space they found a slot in front of one of the lifts. They even threatened residents saying if you cant allow pent houses to park, they are going ahead and park in front of entrance gates. When we ask about deviations, they say if the deviations are not there then they should have sold flats at 80L not 40L...don't understand who asked them to sold at 40 and have all these deviations. They showed couple of gates in the approval and now they are asking us not to use one of the gates as they showed it only to get the approval.

don't buy with them, not even one project they have completed well. before you buy go to there completed project and take live suggestions from their residents, then you'll come to know their ISO 9001; 2008 certificate.

their promise is High Quality and Energized Homes designed with contemporary modern features, Built with environment friendly practices, and Delivered as per schedule at reasonable price for Higher appreciation.

Senior Judge Bangalore City Court the Case is on M/s CMRS Courtyard and Muniyappa & others customers are requested to be aware before buying such projects and i request with the company director to look into the matter i think he is not serious about the issue which is happening now but finally customers will be suffered who have buyed the property

The case was thrashed in one court without any evidences against the landlord. It was for the pure purpose of extortion the case has been illegally filed.

Builder has refused to give money for out of court settlement. Case has no merit and the constitution is in full swing!

No construction can continue if the property has legal issue :)

I Bought a flat from CMRS Group, flat was received before the mentioned time in agree with good quality. From Last Year I Didn't see any issues in quality of flat.

The Service Provided by CMRS for living like security and other services is good. And the quality checks of constructed flat and constructing flats is going on weekly bases by qualified engineers and solve all issues with help of workers and management team. And the Head of CMRS personally meet every owner of flats and discuss the problems if happens and work for solving the problem.

And the behavior of the team is good for approach.

CMRS builders are really not worth it. This fellows dont know how to manage money at all. Cheating people is their motto.... Useless construction, in 2nd month the pasters are just falling out from the wall. CMRS is very well known as defaulters even in Hardware shops. They say this group have to pay them money too in lakhs. A real shame and my mistake to trust CMRS. No considerations, things are never done properly and always a rework always. Its a real shame that I bought a flat from these people.

Never buy flat from CMRS builders AECS Layout. One of the worst people to be in business. My life has become stressful after I purchased a flat from them. Reason (very few listed ... ) 1. Delayed more than 2 years from the date agreed to give possession (still not completed) 2. Worst Construction Quality (many in the apartment started complaining about water seepage) 3. No Permanent electricity / No Power backups either. 4. No Cauvery water 5. Deviation from the plan due to which No occupancy certificate 6. No one to clean the common area. There is no Maintenance provided for the whole apartment.

The most Professional Builder, ever encountered!

I had booked my first flat in 12 square, As everybody does, for such a substantial investment and long-affecting decision, I too had had my own Market survey, including but not limited to visiting multiple sites and builders, as a potential buyer. What I observed, experienced with other builders: 1.Typically, the staff, prima facie, being relatives of the builder, without any appropriate skills & competencies for the job, Apart from the "Most Important" competency, being a "Relative"! No wonder, had no skills to deal with customers, professionally! No need to mention, being relatives of the builders, having all the arrogance and rudeness, what the builder themselves might not have! Yes, King's Door-Keepers are more arrogant than the King himself! 2.Almost all builders, those I visited, very bluntly and rudely told me that in case of cancellation of the booking of the flat, even for as genuine reason as, "Home loan NOT getting approved", 50% or substantial amount would be forfeited! 3.As typically happens with Vendors in India, they were just trying to push the sale, without paying any heed, whatsoever, towards the needs of the customers. Just those, pushy, irritating, unskilled, ignorant and non-educated salespeople! Seemingly, there were interested only in my Money and not at all in the service/product they were supposed to provide! Let me tell you something before I move on to talk about my experience with CMRS GROUP: 1.I had booked, got the possession and have been living in the flat for last more than one month, before I'm writing the feedback. Thus, I've gone thru all the phases of buying to living in the flat, which at times are very painful, if you end up dealing with a bad vendor. 2.I'm writing this Feedback, because, I think it to be a social service to keep writing honest feed-backs about the vendors, to make the future buyers aware and allow them to make a conscious decision. And coming to a Positive feedback, which is rare in India, yes, I believe, you shouldn't only give feedback when you are not satisfied, just to pressurize your vendor, or take a revenge, but should give positive feedbacks, as well, to appreciate their efforts and let others learn from them, if they wish to! What's my experience with CMRS GROUP?: 1. Seemingly all staff-members are professionally-recruited staff! Prima facie, nobody was relative of the builder or at least, none exhibited the arrogance of being one! 2. The sales-people, acted more as sales-consultants, than the sales-people! They weren't at all pushy, but seemed to be genuinely interested in understanding and fulfilling the requirements of the customer. 3. With no ambiguity and reserved ness they whole-heartedly were ready to give 100% of refund, of the booking amount, in case, I want to cancel my booking, with no questions asked! That was such a great relief for me! 4. Once, I booked the flat, the things thereafter were just so smooth and well-orchestrated, that I was thinking as if my own employees were working for me for the further proceedings of the purchase of the flat! The same experience, thereafter, while handing over the flat! 5. They had appointed a P.R.O.(Public Relations Officer), as a single contact-person to take care of all the issues, without we having to struggle to talk with 10 different persons to get what we want!(where everybody just says, "It's not me, who's responsible!") 6. Escalation-Matrix also was well defined, so I exactly knew, whom to escalate to, in case, I'm not satisfied with something/someone or the resolution provided! I did have a couple of minor issues, and really appreciate, how professionally and within reasonable time-frame those were addressed, without I having to follow-up! 7. I'm living in my flat for last, more than a month, and am quite happy and satisfied with my purchase decision! I did have a few workmanship issues, what typically nobody can escape with the kind of workforce we have, in India, but those too were attended to immediately, and got resolved in my favour, with no questions asked or with no blaming, what we typically find with vendors in India, blaming the customer themselves, as if the customers are cheaters and trying to exploit the vendors! "Just too good", is the only feeling I have with my vendor! Hats off to them and their professionalism! Rarely we find such kind of experience, in India, with Indian vendors!

Fake review,there's no escalation matrix,there' no PRO.There's no ISO certification-there's just one so called CEO who is a professional *** artist. He claims he is engineer but does not have any knowledge.

You can make that out in course of conversation. Claims he's IIM Bangalore aluminous but has no knowledge of management, cash flow analysis, quality management etc.

Just try to talk to him on these topics for 30 min and you will know how he tries to escape. All he'll say is that he has 3-4 companies.FAKE CMRS BUILDER - FAKE REVIEWS.
